About Todd Gennardo
Since graduating from Loyola University School of Law in 2008 I have practiced law as an associate and, as of January 1, 2015, a Member of Denechaud and Denechaud, L.L.C., with a particular emphasis in the following areas of law: Real Estate Transactions, Title Insurance, Land Use, Ad Valorem Taxation, Real Estate Finance, Corporate Finance, Public Finance, Business Transactions, Corporate Law, Non-profit Law, Construction Law, Employment Law, and Trusts and Successions. I have represented clients, both corporate and individuals, in commercial and residential real estate transactions including the acquisition and sale of many commercial properties in the City of New Orleans and throughout the State of Louisiana, land use and zoning matters, including zoning, variance, and conditional use changes, property resubdivisions, and drafting and negotiating commercial leases. In many real estate closings I have acted as both closing attorney and title insurance producer issuing policies underwritten by First American Title Insurance Co., and Westcor Title Insurance Company, through our firm's title insurance agency, Surety Land Title, L.L.C. I have written in excess of $300,000,000.00 in title insurance policies, primarily loan policies. I have represented clients in commercial financing transactions including refinancing existing HUD/FHA-insured mortgages of multi-family housing and health care facilities and public finance deals, serving as owner's counsel on several public bond issuances. I have advised corporate clients in corporate acquisitions, divestitures, mergers and in other general corporate matters including advising as to matters relating to corporate structure and drafting governing documents.I have litigated construction matters, lien claims, tax sale matters, boundary disputes, quiet title actions, tort defense, and employment matters including FMLA and other discrimination claims.Most recently, I have worked with a partner to establish Generations Capital, L.L.C., offering curated real estate investments utilizing SEC 506(B). To date we have closed on investments in four multi-family complexes each over 150 units. I currently serve as a member of the National Diocesan Attorneys Association on behalf of both the Archdiocese of New Orleans and the Diocese of Houma-Thibodaux, the Archdiocese of New Orleans Real Estate Committee, the Archdiocese of New Orleans Catholic Community Foundation Professional Advisors Council, the Dominican Sisters of Peace National Economic Council, and the Fontainebleau Improvement Association.
